This list may exclude any FSBO's or homes that sold and are currently relisted for sale right now. Other than that-it includes all homes that were listed in both the Galesburg and Peoria area MLS's. That's a total of 19 homes. For the same time period in 2008 there were 23 sales.

Another interesting statistic....from 1/1/08 through 11/20/08 in the Galesburg MLS the average sold price in Oak Run was $235K while in the Peoria MLS it was $390K, which means that more expensive homes were sold through the Peoria MLS in Oak Run. In 2009 thus far (11/20/09) the average sold price of homes in Oak Run in the Galesburg MLS was about the same ($233K) while the Peoria MLS reflected an average sold price in Oak Run of $255K. Average days on market in 2009 for the Oak Run homes in the Galesburg MLS was 138 compared to the Peoria MLS 138.

Client Appreciation Party!

Every year, Jennifer and I host a few different client appreciation parties. This is for everyone that is currently a client of ours, as well as anyone that has been a client of ours-ever. Usually each fall we host an outing at Apple Blossom Farm near the Shoppes at Grand Prairie in Peoria but this year the time and weather got away from us, but we are looking to replace that with something else still this year. We're looking for ideas-any suggestions?

Want a house in Oak Run? Worried about using is enough to make it worth while?

We had the same question. We visited Oak Run and loved what we found. We couldn't believe such a paradise existed right outside of our front door. It was close enough to visit for the day or the weekend, and it offered enough recreational opportunities to enjoy year round. First we started with the purchase of a vacant lot. This gave us the ability to use the lake and the amenities first hand and take it "for a test ride". We loved what we found and soon realized that we wanted to be able to stay overnight or for a few days at a time to enjoy everything that was there. We have three kids and it was important to us to be able to have a place where we could create some special memories. Our work seems to keep us pretty grounded to central Illinois, so get aways to areas like Lake of the Ozarks or Wisconsin we knew would be far and few between.

We sent out an email to a few friends to see if anyone else would be interested in going in together on a residence in Oak Run. We weren't sure what to expect or how exactly it would work. The response was great-everyone it seems was looking for something similar. There were different tastes, and different price ranges to go along with those tastes, but there was one family that was ready to take the plunge the same time as we were, so after doing a little searching we came across what can only be described as the worst house, or best fixer upper, in Oak Run and we bought it. Over the winter we actually had a fun time fixing the place up and now, knock on wood, I think we're pretty much done. It has worked out great. I found the house, our friends found the boat, and we split everything 50/50. Think of it as a time share of sorts, without all of the overhead. Each family is responsible for their own dues to the association, which is more than fair. We're a part of the Peoria area MLS and now the Galesburg area MLS!

MLS stands for Multiple Listing Service. The MLS is what Realtors use to broadcast their homes to other agents. Different communities have different MLS's. Before, this meant that if a home was listed in just the Galesburg MLS for Oak Run, that only Realtors from Galesburg had access to this info. The same goes for the Peoria area MLS...if it were just listed in the Peoria MLS only Peoria area Realtors would know about the house. What does this mean to you? It means that now every home we list will be easily found by every Realtor throughout central Illinois! Currently there is only one other agent that is a member of both MLS's and now we are able to showcase your home to twice the number of Realtors and twice the number of buyers! Plus-on many websites, this means that your house will be featured twice as well since there are many sites, like realtor.com, that pull their data from every MLS in the country. If you are going to sell your home, you might as well get twice the coverage and exposure! As of November 11th we'll be members of the Galesburg MLS.
