Year to date stats through end of Nov!

Alrighty...here is what things are looking like so far this year.

For lot sales and activity, there are around 90 lots currently for sale. This includes lakefront as well as non-lakefront. The majority of them are under $10,000. It looks like there have been 36 vacant lot sales in Oak Run this year so far, with 31 of them under $10,000, with the majority of the sales actually being under $5,000. The four highest non lakefront sales were $40,000, $30,000, $22,000 and $12,000.
Specifically talking about lake front lots, there are 18 lots for sale. There was one sale of a lakefront lot this year and that went for $256,666. The least expensive lakefront lot for sale is currently listed at $115,000.

For lakefront home sales, there are 26 currently for sale, with the least expensive at $225,000 and the most expensive at $829,000. There have been 7 sales on the water so far this year, with the least expensive at $312,000 and the most expensive at $537,000. There is only one lakefront home currently pending, which is a property I have for sale right now at 121 Sunyview. This is scheduled to close tomorrow actually, which will bring the number of sold lakefront homes to 8 for the year.

More stats...year to date-homes for sale-not on the water

We've talked a lot about homes for sale on the water, as well as vacant lots for sale on the water, but not too much about offshore homes for sale which are not on the water. It appears that year to date there have been 23 homes listed for sale off the water and there are currently 2 pending. There have also been 5 sales of homes that were listed as well. Of the 5 that have sold, 4 were in the mid $150,000 range or below.

Activity on Lake Front empty Lots in Oak Run

Currently there are about 21 lake front lots for sale in Oak Run and 1 has sold and closed so far this year. Currently there are not any pending. There are some great opportunities to build on some fabulous lots out there right now, and interest rates have never been lower than they are today!

Update on Sales and Stats for Lake Front Homes in Oak Run

What a year it has been....so far at least. Currently, as of today, there are 25 homes listed for sale on the water. There have been 4 so far this year that have sold and closed. Currently, nothing is listed as a pending status. The most recent sale was for 184 Timberline which sold 7/30/2010 for $375K.

For waterfront homes:
2-are listed under $300K.
9-are listed between $300K and $400K
10-are listed between $400K and $500K
2-are listed between $500K and $600K
1-is listed above.

There are also a few for sale by owners around the subdivision as well. The market for secondary vacation homes everywhere has been slower because of the economy and the would hold true for Oak Run as well. Just about an equal number of homes have sold through the Peoria MLS as have sold through the Galesburg area MLS. Keep an eye out for some more updates coming soon!

Some new stats in Oak Run as of 5/12/2010

Just looking over some numbers for lake front homes in Oak Run over the last 12 months.

For homes that have sold...so far there have been 7 over the last 12 months.

For the prior 12 month period the following homes sold..
303 Lynwood for $220,000 on 8/28/2009.
176 Brentwood for $247,500 on 6/10/2009.
44 Arrowhead for $380,000 on 11/2/2009.
156 Poplar for $480,000 on 8/31/2009.
8073 Oak Run Drive sold for $350,000 on 3/17/2010.
16 Parkwood Circle sold for $457,500 on 3/12/2010.
170 Elmwood Court sold for $625,000 on 8/24/2009.

So as you can see, we've had two homes on the water sold so far in 2010. This would not include any homes that may have sold privately, but rather it includes everything that was listed for sale.

There is currently one house pending on the water, which is 8060 Oak Run Drive which was listed for $329,000.

Ok...the home buying tax credit has ended...now what?

This is the million dollar question. There are a lot of people out there that are saying that any increase in homes sales this early in 2010 is due purely to the tax credits that ran out on April 30th, that buyers that would have normally bought this summer have now already bought and we are in for a pull back of sorts.
I don't think this is entirely true. I think that we did see an increase in the numbers (over 50% for the Maloof organization for the first 1/4 of 2010) that was fueled by a decent percentage by the tax credits. For Jennifer and I, for the first quarter, we've been just as busy on the home buying front as we have the home listing front. We currently have more homes for sale now than we ever have in our career, but the number of homes that are pending is also up considerably, so 2010 is starting off with a bang. I believe this will continue to a great or lesser degree for the rest of 2010. Caterpillar has announced much better than expected returns and as the old saying goes, "So goes Caterpillar, so goes the rest of the Peoria area".
We are working with a lot of people that are coming in from outside of the area not just with Caterpillar however, but with the medical community and other segments of our local economy. There is still a lot of conservatism in the market, but I think things are on the right path.

The Oak Run area continues to be a secondary home market for a lot of the homes on the water, and that market has continued to be a little more soft that the others. The number of homes on the market right now in Oak Run on the water is up considerably, not just with new homes coming on the market but with a lot of homes being held over from last year that have not sold. There are some great buys out there and for someone that is considering whether or not to be a jump into this market, now is a great time!


We haven't had a regular post in a while and that perhaps is because of the stimulus package for tax credits that has been out there has kept us a little too busy to be an active blogger lately...sorry about that. :) The last few days we've seen a little pull back and it has been nice to get caught up in the business of the business and we'll get right back into posting some of the latest updates on the market!

Update on homes on the water in Oak Run

It's shaping up to be an interesting year for lake front homes in Oak Run in 2010. As of today, there are 25 lake front homes on the water for sale and from 1/1/09 through todays date there have been about 9 homes that have sold on the water. Added to that, there are 5 homes that I know of that are going to be coming on the market shortly that are also on the water but just not listed yet. For the homes that are on the water currently listed, the break down on prices looks like this....

10 homes are priced in the $300,000 range.
9 homes are priced in the $400,000 range.
5 homes are priced in the $500,000 range.
1 home in the $600,000 range.

For the ones that have sold....
3 have sold in the $200,000 range.
3 have sold in the $300,000 range.
2 have sold in the $200,000 range.
1 has sold in the $600,000 range.

Vacant Lot Sales in Oak Run in 2009

One great thing about the beginning of a new year is being able to look back on the past year. For lot sales in Oak Run it looks like there were just over 40 lots sold in 2009. The majority were most likely for lake rights rather than to build on. There were about 35 lots that sold for under $10,000, while there were 3 with lake frontage that sold for $213,000 (two sales/same price) and $290,000. Compared to 2008, where it looks like there were around 45 total lot sales, of which around 3 were showing lake frontage. There were 32 lot sales under $10,000 in 2008.
