The Galesburg area Multiple Listing Service currently has 75 lots listed for sale in Oak Run with 43 sold vacant lots and 6 currently pending. I am a member of both MLS's, so some of these are double listed, but right around a total of 90 lots in all are currently for sale. There are 5 priced in the $200K to $300K range, 7 in the $300K to $400K range, 4 in the $400K to $500K range and 2 in the $700K range. The average days on market for the sold homes in both MLS's has been around one year. This includes lakefront as well as non-lakefront. The majority of them are under $10,000. It looks like there have been 36 vacant lot sales in Oak Run this year so far, with 31 of them under $10,000, with the majority of the sales actually being under $5,000.&amp;nbsp;The four highest non lakefront sales were $40,000, $30,000, $22,000 and $12,000. &lt;br /&gt;Specifically talking about lake front lots, there are 18 lots for sale. There was one sale of a lakefront lot this year and that went for $256,666. The least expensive lakefront lot for sale is currently listed at $115,000. &lt;br /&gt;&lt;br /&gt;For lakefront home sales, there are 26 currently for sale, with the least expensive at $225,000 and the most expensive at $829,000. There have been 7 sales on the water so far this year, with the least expensive at $312,000 and the most expensive at $537,000. There is only one lakefront home currently pending, which is a property I have for sale right now at 121 Sunyview. Currently, as of today, there are 25 homes listed for sale on the water. There have been 4 so far this year that have sold and closed. Currently, nothing is listed as a pending status. The most recent sale was for 184 Timberline which sold 7/30/2010 for $375K. &lt;br /&gt;&lt;br /&gt;For waterfront homes:&lt;br /&gt;2-are listed under $300K. &lt;br /&gt;9-are listed between $300K and $400K&lt;br /&gt;10-are listed between $400K and $500K&lt;br /&gt;2-are listed between $500K and $600K &lt;br /&gt;1-is listed above.&lt;br /&gt;&lt;br /&gt;There are also a few for sale by owners around the subdivision as well. The market for secondary vacation homes everywhere has been slower because of the economy and the would hold true for Oak Run as well. Just about an equal number of homes have sold through the Peoria MLS as have sold through the Galesburg area MLS. There are a lot of people out  there that are saying that any increase in homes sales this early in  2010 is due purely to the tax credits that ran out on April 30th, that  buyers that would have normally bought this summer have now already  bought and we are in for a pull back of sorts.&lt;br /&gt;I don't think this  is entirely true. I think that we did see an increase in the numbers  (over 50% for the Maloof organization for the first 1/4 of 2010) that  was fueled by a decent percentage by the tax credits. For Jennifer and  I, for the first quarter, we've been just as busy on the home buying  front as we have the home listing front. We currently have more homes  for sale now than we ever have in our career, but the number of homes  that are pending is also up considerably, so 2010 is starting off with a  bang. I believe this will continue to a great or lesser degree for the  rest of 2010. Caterpillar has announced much better than expected  returns and as the old saying goes, "So goes Caterpillar, so goes the  rest of the Peoria area".&lt;br /&gt;We are working with a lot of people that are  coming in from outside of the area not just with Caterpillar however,  but with the medical community and other segments of our local economy.  There is still a lot of conservatism in the market, but I think things  are on the right path.&lt;br /&gt;&lt;br /&gt;The Oak Run area continues to be a secondary home market for a lot of the homes on the water, and that market has continued to be a little more soft that the others. The number of homes on the market right now in Oak Run on the water is up considerably, not just with new homes coming on the market but with a lot of homes being held over from last year that have not sold. For the same time period in 2008 there were 23 sales.&lt;br /&gt;&lt;br /&gt;Another interesting statistic....from 1/1/08 through 11/20/08 in the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_15"&gt;Galesburg&lt;/span&gt; &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_16"&gt;MLS&lt;/span&gt; the average sold price in Oak Run was $235K while in the Peoria &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_17"&gt;MLS&lt;/span&gt; it was $390K, which means that more expensive homes were sold through the Peoria &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_18"&gt;MLS&lt;/span&gt; in Oak Run. In 2009 thus far (11/20/09) the average sold price of homes in Oak Run in the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_19"&gt;Galesburg&lt;/span&gt; &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_20"&gt;MLS&lt;/span&gt; was about the same ($233K) while the Peoria &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_21"&gt;MLS&lt;/span&gt; reflected an average sold price in Oak Run of $255K. Worried about using is enough to make it worth while?</title><content type='html'>We had the same question. We visited Oak Run and loved what we found. We couldn't believe such a paradise existed right outside of our front door. It was close enough to visit for the day or the weekend, and it offered enough recreational opportunities to enjoy year round. First we started with the purchase of a vacant lot. This gave us the ability to use the lake and the amenities first hand and take it "for a test ride". We loved what we found and soon realized that we wanted to be able to stay overnight or for a few days at a time to enjoy everything that was there. We have three kids and it was important to us to be able to have a place where we could create some special memories. Our work seems to keep us pretty grounded to central Illinois, so get aways to areas like Lake of the Ozarks or Wisconsin we knew would be far and few between.&lt;br /&gt;&lt;br /&gt;We sent out an email to a few friends to see if anyone else would be interested in going in together on a residence in Oak Run. We weren't sure what to expect or how exactly it would work. The response was great-everyone it seems was looking for something similar. There were different tastes, and different price ranges to go along with those tastes, but there was one family that was ready to take the plunge the same time as we were, so after doing a little searching we came across what can only be described as the worst house, or best fixer upper, in Oak Run and we bought it. Over the winter we actually had a fun time fixing the place up and now, knock on wood, I think we're pretty much done. It has worked out great. I found the house, our friends found the boat, and we split everything 50/50. Think of it as a time share of sorts, without all of the overhead. Each family is responsible for their own dues to the association, which is more than fair. The MLS is what Realtors use to broadcast their homes to other agents. Different communities have different MLS's. Before, this meant that if a home was listed in just the Galesburg MLS for Oak Run, that only Realtors from Galesburg had access to this info. The same goes for the Peoria area MLS...if it were just listed in the Peoria MLS only Peoria area Realtors would know about the house. What does this mean to you? It means that now every home we list will be easily found by every Realtor throughout central Illinois!
